The proposal to rezone and annex 146 wooded acres between Guess and Bivins road has been voided! See our latest UPDATE. However, we will continue using this website to share information in case a new proposal to develop this land is submitted. We also hope the resources here will be helpful to other community groups and our neighbors. Finally, we plan to keep sharing what we learn about how we can permanently protect North Durham from over-development and urban sprawl.

Comment Online: The planning department has just launched a new tool to make it easier for citizens to comment on re-zoning proposals and find updates. If there is a new proposal to develop all or part of the land between Guess and Bivins, we will post a link here.

Affordable Housing needs in Durham County The proposed development for Guess and Bivins does not include affordable housing.

The Development Plan for the Guess Road/Bivins submitted by Ashton Woods

The NCDOT Annual Average Daily Traffic Mapping Application which shows that Guess Road North of Umstead had a daily traffic of 12,000 cars. The capacity of the road is 14,200 cars. A 2020 memo by the Durham Planning Department estimates that every 150 households would increase AADT by about 1300.
